Overview
This fabulous villa is located in the tranquil setting of the gated resort Aviana. The resort offers a clubhouse situated next to a communal pool and spa, overlooking a lake, idyllic! There is also a fitness centre, internet café, sand volleyball and children’s playground.The villa feels luxurious from the moment you step inside.There are two seating areas, one with a large TV (HD cable), a fully equipped kitchen, 2 dining areas near the seating areas, washer and dryer (in garage), air conditioning, fans in 3 bedrooms and two bedrooms have en-suites and TV’s (cable), pool, patio furniture, backing on to a secluded area, is just perfect for lazy days or relaxing after a day of theme parks. With Walt Disney World only 15 minutes away, easy access to other attractions (ie Universal Studios, Sea World, Space Centre, beaches), championship golf courses just a few miles from this resort. Local shops and Publix store at Loughmans Crossing. Free local and national calls and WIFI included, no smoking is allowed within the villa.

Pool heat is available for £25 per day (recommended October to April/May).
Cleaning £110 & £75 Admin.fee included for stays of 7 nights or more.
Refundable Security deposit £400.
Tax @ 12% is added to all booking.
The following cancellation charges, based on scheduled arrival date, shall apply to any cancellation made by The Client:
Notice given:
A cancellation of a booking up to 10 weeks deposit only.
A cancellation of a booking between 7weeks – 10 weeks 20%.
A cancellation of a booking between 4 weeks – 7 weeks 50%.
A cancellation of a booking between 0 weeks – 4 weeks 100%.
No 3rd party bookings will be accepted, only guest on booking form will be allowed to stay in the villa.
Fees may apply for payment by debit/credit card.
The security deposit will be refundable within two weeks of stay.

Perfect for us
We are pretty low maintenance people and we’re here to only soak up the sun! The pool area was perfect and the house was very clean. Only ding was the Highway noise which you could hear at night as well. We enjoyed our stay!!

Beautiful Home
My family and I enjoyed our stay at this property. The house looked just like the pictures. It was about half an hour drive to attractions such as Disney World, Sea World, and Discovery Cove. My kids loved the pool in the back. Catherine was nice enough to leave out 3 swimming noodles for our 3 children. We would definitely rent this home again in the future.

Great House

Great vacation
Having teenagers we had to make sure we had the space for them to do their thing as well us being able to enjoy a fantastic family holiday!
The house fitted our needs exactly - the chaos of the parks matched with a peaceful and relaxed ambience at home - who could ask for anything more?
Disney is on your doorstep with Universal and SeaWorld straight down the I4 - which can be busy so get your head around alternative routes.
Supermarkets and restaraunts not too far - no distance in the US!

Perfect!
I will recomend this Villa 100%. This is thruthly a home away from home. The rooms are very good size and there are three full bathrooms all of them with showers , which is a huge plus when you have your kiddos going in and out of the pool at all times of the day. Very cozy and kid Friendly will defenetly come back again .!

Absolutely Beautiful!
recommend this home to anyone coming near the area. I am very particular about where I stay on vacations and typically always feel tense when being away from home. This home was truly a home away from home. The attention to detail was impressive. As soon as we walked in it was so welcoming and warming. There were games, books to read, pool supplies etc. I won't give it all away. All I can say is I was grateful for Catherine allowing us to stay in her beautiful home. The neighborhood was quiet. We wanted the Disney experience minus the Disney chaos so it was nice to be able to go to Disney World, enjoy and then come back to relax in this cozy home. The neighborhood is gated which is an added bonus of security. We will definitely be back if she allows. By the way, Catherine is an absolute sweetheart and a pleasure to communicate with. Very impressed! Thank you again Catherine.

Wonderful New Year family getaway
Our family stayed straight after New Year, and enjoyed every moment. We were searching for a home which would fit everyone under one roof, and this home was perfect. It was spacious, and the layout was nice for a large family like ours. We felt very much at home in the villa. It was clean and well-equipped. It was in a quiet neighborhood, even on a busy weekend, and we felt very safe. It was just a short drive to all the parks, which was very convenient. We highly recommend if you are visiting Disney. We look forward to staying again in the future.
