Rear pool & patio area overlooks nature conservancy area with NO REAR NEIGHBORS and looks southwest for perfect sunsets.

Adjoining laundry room features a washer & dryer, ironing board & iron. Replaced old washer with High Effecient washer in Feb. 2017.

Attractive expandable six seated dining room table with newly re-upholstered chairs.
Wonderful view of the swimming pool & patio area.
Bedrooms
Master bedroom features a king bed, LCD TV, DVD, walk in closet & a safe with key for your valuables. Currently decorated in a beach theme. Direct access to the patio/pool area.
Secondary master bedroom features a queen bed, TV, DVD, large walk in closet.Currently decorated in a palm tree theme. ---- Replaced queen bed mattress in 2019!!
3rd & 4th bedrooms with twin beds, LCD TV, DVD, closets, & shared bathroom. Replaced all twin bed mattresses in Feb. 2017 - one bedroom is currently an animal theme & the other is currently a mermaid theme
Ceiling fans in all bedrooms. Clothes hampers in all bedrooms.
New King size mattress purchased in 2022 for Master bedroom
New 10 year Lithium battery smoke detectors installed in 2022.
Bathrooms
Master bathroom features dual marble sink with large shower & private door to pool/patio area. Currently decorated in a beach theme.
Secondary master bathroom features marble sink with tub & shower. Currently decorated in a palm tree theme.
3rd & 4th bedrooms share a bathroom with marble sink & tub & shower.
Pool
Pool is 24 x 13 with large patio, round table with 6 chairs & 4 loungers & 2 side tables. New high efficiency pool heater installed in winter 2019. Child safety fence included for young children. Area is completely enclosed in screened comfort. There are high level plantings on both sides for perfect privacy, highlighted by the nature conservation area in the rear. Absolutely no other homes behind ours, just peace & quiet & perfect sunsets. Excellent underwater pool lighting at night for a relaxing glow. Pool has a rare feature which includes an elegant waterfall for perfect ambiance. The covered porch area with ceiling fan gives a shady spot for midday dining or relaxing.
Outside
Added a sandhill crane statue out front & landscaped the side of house in March 2018.
Garage
You may have complimentary access to use our garage -- We have a set of used golf clubs, coolers & beach chairs for your convenience.

Location
Highlands Reserve Florida villas located in Davenport, just off HWY27. This luxury villa rental, golf course community is a great place from which explore all the world famous Orlando attractions. As you enter the community, and pass the welcoming waterfall, you drive down the main tree lined Highlands Reserve Blvd and pass the clubhouse on your right. Various golf holes can also be seen from either side of the road. The community also has a children’s play area. NO SERVICE FEE
The Highlands Reserve Orlando community is split into seven subdivisions. Most have golf related names you will recognise including, Troon, Belfry and Gleneagles. If the names inspire you to enjoy a round of golf, then tee times can be booked at the clubhouse. The course is ideal for golfers of all levels. With wide open fairways, undulating greens and only one water hazard on the tenth hole.
For a different golfing experience why not try the Country Club at Champions Gate or Ridgewood Lakes both of which are nearby. Other local courses include Southern Dunes, Reunion Resort (3 courses) and Champions Gate (2 courses). So many options so little time!
After a hard round of golf why not check out the locals favourite bar, the Paddy Wagon! Located at Berry Town Center, the nearby shopping plaza, the Paddy Wagon has quiz nights, ladies night and lots of drink specials. As well as multiple tv screens showing all your favourite sports and English Premier football.
If you are in Orlando to visit the theme parks then Highlands Reserve is a great location with Disney World's main gate only 15 minutes away. Whilst, Universal Studios, Islands of Adventure and SeaWorld are around 25 minutes away by car.
Fancy a day at the beach, no problem, Highlands Reserve is located about an hour from either coast. Cocoa Beach on the Atlantic is great for surfing. Whilst, Clearwater Beach on the Gulf Coast is ideal for swimming or relaxing in the calm warm waters, which live up to it’s name!
Highlands Reserve Florida Villas in Davenport
All our Highlands Reserve Davenport villas are located around 35 minutes from Orlando International Airport (MCO). Sanford (SFB) and Tampa (TPA) airports are just over an hour away. British Airways and Virgin Atlantic fly direct to Orlando and Tampa along with a number of other airlines. Most tour operators like Thomson fly into Sanford airport.
A great advantage of staying on Highlands Reserve is the size of the lots the villas are built on. Having oversized lots means the homes are not right on top of each other, which you often see on other Orlando villa communities.
Guests come back year after year to Highlands Reserve making it one of the most popular villa communities in Orlando. With its great location, excellent golf course and larger than normal homes, it’s easy to see why!
Highlands Reserve Orlando Villas: Driving Distances to the Theme Parks
We have added the actual driving distances to the main Orlando theme parks. These are not the distances to the main gate which most people quote, but to the car park for each attraction.
Most journeys to the parks are via highways or the main I-4 Interstate. Driving at speeds of 55-65 MPH makes it quick to get there, and all attractions are well sign posted.

Pool Safety Fences
Most of our Florida villas will either have door alarms on any exterior door that leads to the pool area or a pool safety fence surrounding the pool. Some even both, we have put together a blog post and video showing you how to use the fence. If there are no children in your party then you can take it out and rolling it up in the corner if you prefer but please put it back when you leave the villa, ready for the next guests.

Excellent place to stay
We are staying in the villa at present and don't want to go home at the weekend. The stay has been very relaxing and it is very easy to Communicate with the owners. The villa is very clean and inviting and has a wonderful view at the back of the nature reserve, where we have spotted a few turkeys going past. The neighbourhood is very respectable and we will definetly book again in the future, and bring the family. That's if we don't plan another sneaky one on our own. We'll back to work next week to dream about our return maybe next year

Brilliant time at Birkdale
We've just spent a wonderful week at Sam & Betty's fantastic villa at Highlands Reserve.....we didn't want to leave!
We loved the location of the villa, having no rear neighbours was a first for us and felt so private, peaceful and relaxing, along with having the fantastic wildlife to watch out for...we spotted a coyote one day, a giant tortoise, a small snake (more like a worm!) wild turkeys, geckos, dragon flies, squirells, butterflies .....it was amazing! The pool area was brilliant...tonnes of space with plenty of seats and loungers to enjoy the sun or shade.
The villa had absolutely everything you could need or want and really is a home from home with 4 spacious bedrooms, welcoming tv/sofa area and well equipped kitchen and dining area.
We can't wait to come back!

Wonderful ‘home’ stay
We are currently in this fantastic home, and that’s what it feels like it feels like a home from the moment you walk in rather than an anonymous rental. We love the Southwest pool which is lovely to play around in and with no rear neighbours the position of the Villa is great, but just the whole feel of it, it doesn’t feel like a rental villa and we’ve stayed in plenty of those over the years, and this just feels like you’re coming back to your own home of an evening after a full day at the parks.
We wouldn’t hesitate to book this villa again are we can’t wait to come back.

Fantastic
Myself and my husband stayed in September 2022 and we really hope to stay again. The villa was beautiful it had the most comfortable sofa and had the most amazing pool with a lovely view. Sam and Betty were very helpful throughout. Great location and easy to get to.

Very comfortable villa in a great location.
Firstly, booked the villa for August 2020 but due to the pandemic, postponed until 2022. Sam and Betty were fantastic, honouring the initial price, regular, friendly comms, etc.
Villa was very comfortable indeed with absolutely everything required for a family vacation.
The pool area was great. Sun's out from 9am-ish for the rest of the day, pretty private and allowed us the pleasure of watching all kinds of wildlife on the adjacent preserve.
Walking to Berry Town Centre took around 15 minutes with Wendys/Dollar Tree a similar distance in the other direction.
Would heartily recommend Sam and Betty's Highlands Reserve villa and hope to rent it again at sometime in the future.

3rd visit
My husband and I have stayed at this beautiful villa for the past 3 years.
It has a very well situated location with the swimming pool backing onto a nature reserve. The pool area gets the sun for most of the day.
The villa itself is well looked after and well equipped and Sam and Betty have recently redecorated and it looks great.
The villa is within a short travelling distance from the theme parks and shopping malls.

Fabulous Holidays
This villa is absolutely beautiful, spotlessly clean and has all the amenities to make your stay as easy and convenient as possible. The pool area is amazing, captures the sun all day, fantastic to sit back and relax and enjoy some beautiful sunsets. The master bed is massive and so comfortable. Within a couple of minutes drive you have a Publix supermarket and local restaurants. Twenty min drive to Disney and all the parks and so convenient for the I4 if your heading off west to Tampa/Clearwater or east to Daytona. Perfect vacation in a wonderful villa
For the second time we stayed in the villa of Betty & Sam and it was great again. The villa is very complete and clean and you find all the comfort and space you need and looking for when your on vacation.

Florida vacation
From the first email forward we had excellent communication with Sam and Betty.They answered all our questions promptly.The directions to the house were great and we loved the location.Close to grocery store,restaurants.Just far enough from the busy highways..Took approx 30-45 minutes to get to Disneyland area depending on the time of day.The house was amazing,spacious,and clean.Loved the big main bathroom.But hands down the pool was the best thing to come home at the end of the day and relax in.We did get the pool heated and loved it.That was the grandkids favourite part.We bought groceries and ate breakfast at home,packed lunches to go to the parks.And ate out for suppers most nights(we were on holidays)That saved a lot of money.The neighbourhood was great.Golfing,walking.It was quiet and relaxing.Loved Loved Loved it and would go back again.Thanks Sam and Betty??

Fantastic villa
A fantastic villa. I was dubious about booking a private villa, however I would recommend this one. It is exactly as described on the website and pictures are accurate. Owners Sam and Betty answered all my emails promptly. The villa is clean and the pool area is wonderful. Lovely views over the reserve. Ideal location for Disney etc. I would also recommend the swim with the Dolphins at Discovery Cove. I would highly recommend this villa and would return.

Fabulous Florida Villa
We were delighted with this villa on our recent trip to Florida. From our initial email to the owners (Sam and Betty) right through to arrival everything went very smoothly. You can tell that it is a much loved home and the attention to detail was fantastic ensuring a very relaxing stay. Highland Reserve property (Sam & Betty's)
The home was in a very good location, close to everything - Disney etc. , the home was very nice and clean when we arrived. The pool was great, and one nice thing we loved about the home was that the reserve was directly behind the home, no homes behind you. Everything about our stay was great and I would recommend the home to anyone.

Another perfect holiday in Florida
This was our first stay in this villa having stayed many times in the area over the last 25 years. On arrival we were delighted with the property which was amply sized for the four of us and could have accommodated more. It is well situated for the surrounding attractions and dining but far enough away to ensure peace and quiet for relaxing days around the pool which attracted the sun from the early morning through to sun set. The décor throughout the house was modern, light and stylish offering all we could need for our stay. A small problem with the pool heating was addressed immediately by the management company once we reported it. A property we definitely hope to return to!

Happy Holidays
We had a wonderful 3 week stay in this lovely vill and would not hesitate to stay here again or to recommend to family and friends. From our initial telephone enqiry everything ran very smoothly and we were given all the relevant information necessary to locate and access the villa.
On arrival we were delighted to find that the house exceeded our expectations. It was beautifully maintaned and scrupulously clean. The location was perfect with the parks very easily accessible and a well stocked supermarket within walking distance.
The facilities in the villa provided everything we needed and we particularly enjoyed the pool overlooking the conservation area.
All in all a wonderful home from home. It was a pleasure to return at tjhe end of a tiring day at the parks, kick off our shoes and relax.

LOVELY PROPERTY ON HIGHLANDS RESERVE
Our holiday to Florida with or Gran kids was enhanced by staying at this luxury villa which is not overlooked. It was ideal for commuting to the theme parks. The owners Sam & Betty attended to our every detail and provided detailed instructions on the directions from the two main airports. Beautiful and very clean villa
It's a beautiful villa and very clean. The villa is very complete and everything you wish for. I've been to a lot of villa's before in Davenport but never as beautiful as this one. We surely will come back. Thanks to Sam & Betty for letting us stay is this villa which feels like home.
