Our villa has been refurbished to the highest standard and added to the rental market in September 2023. The villa has air conditioning, brand new bed linen, towels, pool towels, crockery, large leather sofa, bunk bed, large Smart TVs in living room and every bedroom with full Spectrum cable package and Roku.

Located off US 27, close to US 192 and I-4 we are 25 minutes to Disney, 40 minutes to Universal and 10 minutes from ChampionsGate PGA golf course.

Location
Highlands Reserve villas located in Davenport, Florida just off HWY27. This luxury villa rental, golf course community is a great place from which explore all the world famous Orlando attractions. As you enter the community you drive down the main tree lined Highlands Reserve Blvd and pass the clubhouse on your right. Various golf holes can also be seen from either side of the road. The community also has a children’s play area. NO SERVICE FEE
The Highlands Reserve villa community is split into seven subdivisions. Most have golf related names you will recognise including, Troon, Belfry and Gleneagles. If the names inspire you to enjoy a round of golf, then tee times can be booked at the clubhouse. The course is ideal for golfers of all levels. With wide open fairways, undulating greens and only one water hazard on the tenth hole.
For a different golfing experience why not try the Country Club at Champions Gate or Ridgewood Lakes both of which are nearby. Other local courses include Southern Dunes, Reunion Resort (3 courses) and Champions Gate (2 courses). So many options so little time!
If you are in Orlando to visit the theme parks then Highlands Reserve is a great location with Disney World's main gate only 15 minutes away. Whilst, Universal Studios, Islands of Adventure and SeaWorld are around 25 minutes away by car.
Fancy a day at the beach, no problem, Highlands Reserve is located about an hour from either coast. Cocoa Beach on the Atlantic is great for surfing. Whilst, Clearwater Beach on the Gulf Coast is ideal for swimming or relaxing in the calm warm waters, which live up to it’s name!
Highlands Reserve Florida Villas in Davenport
All our Highlands Reserve Davenport villas are located around 35 minutes from Orlando International Airport (MCO). Sanford (SFB) and Tampa (TPA) airports are just over an hour away. British Airways and Virgin Atlantic fly direct to Orlando and Tampa along with a number of other airlines. Most tour operators like Thomson fly into Sanford airport.
A great advantage of staying on Highlands Reserve is the size of the lots the villas are built on. Having oversized lots means the homes are not right on top of each other, which you often see on other Orlando villa communities.
Guests come back year after year to Highlands Reserve making it one of the most popular villa communities in Orlando. With its great location, excellent golf course and larger than normal homes, it’s easy to see why!
Highlands Reserve Villas: Driving Distances to the Theme Parks
We have added the actual driving distances to the main Orlando theme parks. These are not the distances to the main gate which most people quote, but to the car park for each attraction.
Most journeys to the parks are via highways or the main I-4 Interstate. Driving at speeds of 55-65 MPH makes it quick to get there, and all attractions are well sign posted.

Shops and Restaurants near Highlands Reserve
Highlands Reserve is located along HWY27 in Davenport. Right next door is Berry Town Center which has lots of restaurants from Applebee's Bar & Grill, Paddy Wagon Irish Pub, IHOP, Adlers Burgers, Mia Pizza, Sundays Fish and Chips as well a number of takeaways.
There is also a Publix supermarket for all your groceries and a couple of banks. On the corner just in front of Berry Town Center is a Circle K gas station.
Across the road are a number of new businesses including a Starbucks, 7 Eleven store / gas station, Twistee Treat ice cream, Jersey Mike's Subs and the recently opened (October 2024) Giovanni's Pizzeria & Kitchen which is great.
If you drive out of the main Highlands Reserve community entrance and then go straight across the lights then turn left they have added a number of other new businesses including a car wash, dental care and a number of fast food restaurants including Wendy's, Chipotle Mexican Grill and Mc Donalds. There is a also a Dollar Tree and Dollar General and a CVS pharmacy so you are pretty much covered for everything you need within 2 minutes from the Highlands Reserve community.

Pool Safety Fences
Most of our Florida villas will either have door alarms on any exterior door that leads to the pool area or a pool safety fence surrounding the pool. Some even both, we have put together a blog post and video showing you how to use the fence. If there are no children in your party then you can take it out and rolling it up in the corner if you prefer but please put it back when you leave the villa, ready for the next guests.

Rental rates additional information
Our rental rates include sales tax and tourist tax. Pool heating is an optional extra (recommended from October to May) £30 ($35) per night, you don't have to decide now you can always add it closer to final payment.
Please do contact us for a quote, our rates are flexible, especially if staying 14+ nights.
Before a booking can be accepted a member of the party must complete and sign a booking form and pay the deposit to secure the booking. A 25% deposit is required at the time of booking. The remaining amount must be paid 8 weeks prior to your arrival date. If booking within 8 weeks of rental then payment is due in full at the time of booking.
A refundable security deposit of £200 ($250) is to be paid with final balance payment at 8 weeks prior to arrival. This will be held and released within 14 days of departure inspection. Charges will apply for instances needing extra cleaning, detection that someone was smoking in the house, BBQ clean or to repair damaged items.
We accept payment by bank transfer and PayPal, there is a 4% added fee for paying by PayPal to cover their charges.
If you require a mid-stay clean this can be arranged with the maintenance company for a fee.
There is a large BBQ which is free to use, please do clean it or the maintenance company will charge a fee which will deducted from the refundable security deposit.
We always hope that you don't need to cancel your holiday booking but, if you do, please contact us as soon as you can. Unfortunately, we will not issue a refund and you will need to claim back through your holiday insurance provider.
Check in time is 4pm. Check out time is 10am to allow time for cleaners to come in ready for our next guests. If you require earlier check in or later check out we will do our best to accommodate for additional fee.

Haven Of Tranquility
I was very fortunate to spend four weeks in November with my family at Reflections Villa. What a beautiful home!
Sharon has incorporated everything you'll need to have a wonderful and relaxing holiday. The attention to detail throughout the villa was incredible. From the basket of pool towels by the door, to the comfiest of beds and bedding - all lovely quality. The decor is tasteful, and the massive sofa is perfect for family movie nights.
The pool area is always sunny. My grandchildren especially loved the pool, hours of fun were had by everyone, myself included. The pool area isn't overlooked, except by the deers, which we had the pleasure of seeing several times. The view over the woodland is truly very special - watching the wildlife and birds was a wonderful treat of a morning.
The games room was also a massive hit with a wide selection of games to play.
Now Sharon. She is a delight and I will miss our emails. She was informative, always responding quicky to any questions you had, checking in to make sure everything was okay, was there anything we needed.
She genuinely wanted everything to be perfect for you and it was. I have been lucky to visit Florida many times and stayed at some nice homes but here, for me felt very different, so relaxing. We were genuinely sad to leave here. The location is perfect, literally minutes from Publix, a wide choice of eateries including Twistee Treats. We are lucky to be returning in March but not happy to find Reflections Villa not available. Please don't hesitate to stay here but unlike me, book early so you don't miss out, you'll regret it.

Perfect In Everyday
We recently stayed at Reflections Villa and couldn't have been more pleased. This spacious, well-appointed villa was perfect for our family of four. The bedrooms were comfortable, and the open-plan living area made it easy for us all to relax together. The games room was amazing as well and the kids thoroughly enjoyed this.
The highlight was definitely the private pool with its stunning views—perfect for enjoying the Florida sunshine. The villa's location was ideal, offering peace and quiet while still being close to all the attractions.
We highly recommend Reflections Villa for a relaxing and memorable family holiday.

Beautiful Villa
We recently stayed at this villa for six weeks. It had everything necessary to enjoy our vacation to the fullest. It was well furnished and well decorated. It has plenty of dinnerware. The linens and towels were well stocked and of high quality.
Bedrooms were well appointed and very comfortable.
Games room was an added bonus.
Pool area was well furnished and with five loungers and outside dining table. Thoroughly enjoyed pool with perfect water temperature that overlooked conservation area. Very peaceful.
Our host, Sharon, was excellent and very accommodating . We had a great vacation here and would recommend this villa to everyone.

Beautiful Home
Good quality Highlands Reserve Villa. Everything about this home was beautiful. We booked this villa from the end of Jan-March 11 2024. We couldn't have been more happier with it, then we were. It was very clean, updated, and the first time that I've spent away from home, in another bed, and not ended up with a back ache. It has a very well stocked kitchen. The pool area was very well kept and we used it almost every day. The privacy was great, hedge on both sides and looking onto the Reserve, spotted quite a few wild animals. We look forward to renting this villa in the future.

Amazing Games Room
5 * star villa is a beautifully maintained and decorated home in a quiet golf community, close to theme parks and shopping. This clean and spacious home has an abundance of everything you need from quality bedding and towels to dishes. The games room is amazing. It has a variety of electronic equipment with comfortable seating as well as a television. The lanai overlooks peaceful conservation land which attracts a variety of birds. We enjoyed our stay in early January 2024 and would not hesitate to recommend this villa

Gorgeous Villa - 1000 Stars From the Kids
I definitely give your villa 5 stars, the kids give it a massive 1,000 stars. We had the most amazing time, I loved the photos of the villa on your website but they don’t do it justice, it is so spacious and that sofa is enormous and the beds are huge and the pool is stunning. The kids loved their bedroom and own bathroom, they chose the bunk room but my favourite was turtle room. We couldn’t get them out of the games room in the morning to go to Disney, they loved the Disney and Marvel character figures to play with and the quiz cards were fun for us all at night, and like a big kid hubby loved the arcade games and beating me at darts.
The pool is awesome, so private and gorgeous and relaxing view! You said it was all day sun and even in November we had lots of warm days and you were right, sun on the pool all day. I’m so glad we had it heated, it was nice to just walk in without having to ease myself in inch by inch, it was a nice temperature, not like a bath but warm enough to swim and play. The kids were fascinated watching the wild turkeys take their daily stroll and we all saw deer and what looked like a wolf.
We got to the Disney parks in less than 20 minutes and Universal about 40 minutes, it was really easy to get everywhere. We used the local Publix, Chinese, Pizza and iHop most days, we did walk it once from the villa which took about 10 mins but mostly we called in on way back from the parks.
We will definitely be going again. I keep showing family and friends photos of your gorgeous villa and my sister wants to go now!

Perfect Holiday Villa, Location and Wildlife
We occupied this villa at very short notice due to an issue with our originally booked villa through someone else. The owners were very kind to allow us to move in very quickly which the management company facilitated expediently as they knew of our situation. We had a month in this villa and it was perfect for all our needs. Recently renovated and with new equipment and furniture throughout it was extremely comfortable and a home from home. The pool is private and it has a large patio area surrounding it with plenty of loungers and chairs. The view out back is lovely too. It looks onto a large grassy area flanked by a nature area which hosts so much wildlife. During our stay, and all viewed from the pool area were Coyotes, Deer, Turkeys, Tortoise, Hawks, Bald Eagle, Cranes and Heron to name a few. The position on Highlands Reserve is perfect, nice and quiet but near to the main arteries of the 27, I4 and 192, it took us 15 minutes to reach the Gates of Animal Kingdom, with other parks 10 minutes further. A Publix, IHOP, other stores and restaurants are literally just around the corner. All in all we had a fantastic stay with a special mention to Sharon at the management company who was the saviour of our vacation. Faultless.
