Overview
Diane's Highlands Villa is in the golf community of Highlands Reserve, it is within easy driving distance to the Disney parks and Universal with access to both the US27 and I-4. It has a private south west facing pool & spa which overlook a conservation area, with no rear neighbours.
The location of the villa is ideal for visiting the parks or to just relax by the pool. There is a pickle ball/tennis court and communal pool.
Location
Highlands Reserve Florida villas located in Davenport, just off HWY27. This luxury villa rental golf course community is a great place from which explore all the world famous Orlando attractions. As you enter the community you drive down the main tree lined Highlands Reserve Blvd and pass the clubhouse on your right. Various golf holes can also be seen from either side of the road. The community also has a children’s play area. We have a selection of Highlands Reserve vacation rentals from 3 to 7 bedrooms so somethings to suit all guests. Highlands Reserve is very popular with snowbirds from up north who love to winter in the sunshine. Most owners are happy to take snowbird bookings from 30 - 90 days. Just send them an email to get a quote but don't hang around these vacation rentals book up fast for the winter months.
The Highlands Reserve villa community is split into seven subdivisions. Most have golf related names you will recognise including, Troon, Belfry and Gleneagles. If the names inspire you to enjoy a round of golf, then tee times can be booked at the clubhouse. The course is ideal for golfers of all levels. With wide open fairways, undulating greens and only one water hazard on the tenth hole.
For a different golfing experience why not try the Country Club at Champions Gate or Ridgewood Lakes both of which are nearby. Other local courses include Southern Dunes, Reunion Resort (3 courses) and Champions Gate (2 courses). So many options so little time!
If you are in Orlando to visit the theme parks then Highlands Reserve is a great location with Disney World's main gate only 15 minutes away. Whilst, Universal Studios, Islands of Adventure and SeaWorld are around 25 minutes away by car.
Fancy a day at the beach, no problem, Highlands Reserve is located about an hour from either coast. Cocoa Beach on the Atlantic is great for surfing. Whilst, Clearwater Beach on the Gulf Coast is ideal for swimming or relaxing in the calm warm waters, which live up to it’s name!
Highlands Reserve Florida Villas in Davenport
All our Highlands Reserve vacation rentals are located around 35 minutes from Orlando International Airport (MCO). Sanford (SFB) and Tampa (TPA) airports are just over an hour away. British Airways and Virgin Atlantic fly direct to Orlando and Tampa along with a number of other airlines. Most tour operators like Thomson fly into Sanford airport.
A great advantage of staying on Highlands Reserve is the size of the lots the villas are built on. Having oversized lots means the homes are not right on top of each other, which you often see on other Orlando villa communities.
Guests come back year after year to Highlands Reserve making it one of the most popular villa communities in Orlando. With its great location, excellent golf course and larger than normal homes, it's easy to see why!

Highlands Reserve: Driving Distances to the Theme Parks
We have added the actual driving distances from our Highlands Reserve vacation rentals to the main Orlando theme parks. These are not the distances to the main gate which most people quote, but to the car park for each attraction.
Most journeys to the parks are via highways or the main I-4 Interstate. Driving at speeds of 55-65 MPH makes it quick to get there, and all attractions are well sign posted.

Shops and Restaurants near Highlands Reserve
Highlands Reserve is located along HWY27 in Davenport. Right next door is Berry Town Center which has lots of restaurants from Applebee's Bar & Grill, Paddy Wagon Irish Pub, IHOP, Adlers Burgers, Mia Pizza, Sundays Fish and Chips as well a number of takeaways.
There is also a Publix supermarket for all your groceries and a couple of banks. On the corner just in front of Berry Town Center is a Circle K gas station.
Across the road are a number of new businesses including a Starbucks, 7 Eleven store / gas station, Twistee Treat ice cream, Jersey Mike's Subs and the recently opened (October 2024) Giovanni's Pizzeria & Kitchen which is great.
If you drive out of the main Highlands Reserve community entrance and then go straight across the lights then turn left they have added a number of other new businesses including a car wash, dental care and a number of fast food restaurants including Wendy's, Chipotle Mexican Grill and Mc Donalds. There is a also a Dollar Tree and Dollar General and a CVS pharmacy so you are pretty much covered for everything you need within 2 minutes from the Highlands Reserve community.

Pool Safety Fences
Most of our Florida villas will either have door alarms on any exterior door that leads to the pool area or a pool safety fence surrounding the pool. Some even both, we have put together a blog post and video showing you how to use the fence. If there are no children in your party then you can take it out and rolling it up in the corner if you prefer but please put it back when you leave the villa, ready for the next guests.

Rental rates additional information
The villa starts from £160 per night plus US taxes and fees. We ask for a 20% deposit at time of booking and balance due at least 8 weeks before check-in. We also ask for a refundable breakage deposit of £200 paid with your balance.

Very Clean and Exactly Like the Listing
Diane’s Villa was perfect for my family. Everything was very clean and exactly like the listing stated. Kitchen was very well stocked. We will rent again for sure. Diane’s communication was great as well.

Great private pool area with a Spectacular View
It is a lovely house, great private pool area with a spectacular view. The beds and furniture were good quality and very comfortable, it was truly a home from home. Loads of TVs and good internet. One of the daily joys was getting into the pool. Very warm and welcoming - and that is in February! Diane was a pleasure to deal with, always responding quickly. We look forward to staying there again. Thank you Diane.

Peaceful neighorhood, felt right at home
Diane was an absolutely wonderful host and her villa was amazing. It was clean, welcoming, and we felt right at home. It was just my boyfriend and I so we didn't need all of the space that was available, but if I had been traveling with friends, there is more than enough space to accommodate a group comfortably. The neighborhood was peaceful, quiet, and close to town. I would not hesitate to rebook with one of Diane's properties in the future should I be in the area again!!
