Lake Berkley - Luxury 7 Bed 4 Bath Villa with Games Room

Having stayed at several Florida villas over the years , this is one of the best. It was well equipped for a family holiday. It was some of the little things that really helped when we first arrived, like having salt and pepper in the cupboards, toilet tissue and dishwasher tablets for the first couple of days. The Walmart supermarket is just 2 minutes away. The location is ideal for all the Disney parks and 192 area. While younger family members spent a day at the theme parks, the ensuite fishing , with rods provided kept grandad happy. The wildlife on the lake to the rear was amazing, otters, deer, raccoons, ospreys were all spotted during our stay. The pool and spa were great for cooling off at the end of a busy day. It could benefit from a few extra pool inflatables or floats, though we are nit picking. If you would like a little time away from the theme parks, Kayaking along Shingle creek, approx. 5 minutes away is highly recommended as we saw gators in their natural habitat. We have been to Florida a fair few times but our holiday April 2018 was our best to date. This was largely down to the villa and it’s location. Roughtallys is spacious, homely and well kitted out. We enjoyed fishing on the lake behind the villa, use of the gym at the community resort and walks around the large lake. With a Walmart a short drive away and Disney & Universal a 15/20 minute drive away it, it really is in a great location. You drive through the community security gate and you really do get the wow factor. Grounds and gardens are well maintained and add to the fabulous welcome that Lake Berkley and Roughtallys has to offer. Lyn has been a dream to communicate with. Loved it sooooo much we have rebooked it :-)

Absolutely loved this villa after staying for 15 nights for the second time in 3 years. Beautiful, spacious with everything you need for a family stay. Location is ideal being a stones throw from Walmart and Disney Parks just a few minutes down the road. We stayed as a family of 12, 7 adults and 5 children and found it gave us the room needed not to be living out of each other's pockets. Lyn, the owner is always on hand with helpful information and made the process of booking and arriving faultless. I would strongly recommend this magnificent villa for any large group

I would like to take a moment to say this villa was a dream. I never experienced a one of a kind villa that was filled with a unique character and clean presentation for my guests. Everyone enjoyed their space and we have valued and respected the villa as it should be. The game room was used a lot because it was a lot of fun, and especially the pool. The little ones enjoyed it so much, especially the big unicorn. Also there was so much around the area like supermarkets, and a short time to get to Disney world. Also, I like the way the house was structured, everything was used in a great space. In other words, Lyn you have been a great host, and would love to consider this home again for my next trip in Florida. We come back here every year, the villa is always spotless and the location is perfect. The resort is privately gated and the club house pool in addition to the villa pool was an added bonus. We love sitting on the pool deck looking over the lake. All the amenities and comforts you could need in the villa and it's spotless!

We stayed in this Villa in June and loved every minute of it. Lynn was so helpful from taking our booking right up to the day we left for the airport. The villa catered for all our needs and was central for everything. It was in a great corner plot location and pool was not overlooked. Would definitely recommend. Xxx

9 of us stayed in the villa over Christmas and had a very relaxed and enjoyable holiday. From the booking with Lyn through to the checkout on our final day, everything was straightforward and easy. Our Christmas day was spent at the villa, taking advantage of the fishing rods and catching a few fish in the lake only a few yards behind the villa. We found the villa cleaned and prepared for our arrival, it felt very homely. Unlike many similar sized villas there was sufficient seating for us all to get around the telly and most importantly sufficient seats for us all to get around the kitchen table although it is fixed a bit close to the fridge and the cupboards so it gets a bit congested. Our stay at Christmas meant that we paid top-dollar for our stay, whilst we really enjoyed ourselves it didn't feel like good value for money. Whilst the fixtures, fittings & furnishings were perfectly satisfactory they would benefit from some upgrading. To summarise, a great holiday in a fine villa with the tiniest hint of disappointment from a fussy customer. You should go and make your own mind up!

Having stayed at Lake Berkley several times the location of the complex is ideal for all the attractions. Nice sized villa with a superb location backing onto the lake and then wooded area only downside was the sun doesn't visit the pool area until late afternoon but that could be because it was December? The villa is fully equipped and nicely fitted out but could do with a bit of DIY to a couple of areas but didn't detract from having a lovely stay at your wonderful home, Lyn!

It's our 2nd stay at this wonderful villa, large enough to house a large party, but homely enough for a small part to feel very comfortable. The pool area is very private with great wildlife such as Cranes, eagle, ducks, small alligator and a family of raccoons. Games room great to keep kids and adults happy at night. We had a fantastic stay here, the location is one of the best on the resort, with views of the lake and the sun on the pool all day. The villa has everything you need and helpful things that were beyond what was expected. The resort is privately gated which is a nice bonus and we enjoyed walking to the larger lake on the resort and over to the club house gym and pool. The villa itself though is beautifully decorated and very comfortable. We can't wait to return. The owners were particularly helpful with anything we needed too.

Me and my family have been to Florida several times, but this house is absolutely the best we have stayed in. We loved the house the pool area the resort and all the lakes where we saw the alligator and caught a lot of Bass. .

Loved this villa perfect location close to all the big attractions but such a relaxed environment to come home to and chill by the pool. The owner Lynn was fantastic quick replys to all emails answered my many questions with no hassle :) Brilliant information pack provided with all essential details . Villa was immaculate when we arrived and finished to a lovely homely decor with an abundance of extras to make our stay even more perfect . Cannot recommend enough looking forward to booking again ASAP

12 of us stayed at Roughtally's and had a fabulous time. It was comfortable, clean and spacious. Just what we had hoped for. The pool was very popular and we are glad we paid extra to have it heated. We were swimming early morning and late into the evening after long days at the parks. Easy to find and a short distance from lots of attractions. We would go back in an instant!!

We have had many Holiday homes in Kissimmee but this is the best. We felt so at home and welcome, everything was well kept and very clean. The pool area was lovely, with the view of the lake being a real bonus. Also,the welcome pack was great when we arrived. Right from enquiry we were supplied with great updates and information. We flew into Sanford and Lyn supplied us with all the directions needed to take us right to the door. This villa is just wonderful. It caters for everyone's needs, if your young or old. It's right near a Walmart (asda) and only seconds away from the 192 the main road which leads you to all the sites of Disney. If you don't want to hire a car pay approx $2 and hop on the 56 which takes you straight into disney(bus stop at top of the road). The buses run often and can take you everywhere. We had a wonderful 2 weeks in this villa which Is spacious, comfortable, clean and beautifully decorated and maintained. The pool is a great size and the pool deck is supplied with plenty of seating and sun beds for all your needs. We spent many an evening after visiting the parks relaxing and chatting round the pool (sipping a chilled beer of course). We utilised the games room on nights in with pool tournaments, air hockey and the kids even watched some DVDs and played the ps2. I will never stay in a hotel again as based on either a small or a large group I found this villa very reasonable, it's location is just right. I would advise anyone who wants a fantastic Florida experience be it the hussle and bussle of international drive / parks just minutes away or a relaxing break where restaurants(joes brab shack & bahamas breeze were great) or local attractions like old town disney and celebrations are right on your doorstep ..................book this villa now. Thank you to Lyn & Jim the owners who made the whole trip easy and hassle free making us feel very welcome see you next year.

What an amazing place, beautiful decor, furniture and a well loved hoilday home, the attention to detail makes this villa home from home. Every room was what we asked for and more, huge house, perfect size pool with great back garden view of the pond and occasional alligator. A safe and well presented environment that is easily accessible and close to disney and other florida hot spots.I can't wait to visit again and again. A customer for life, amazing stay.

WOW. honestly couldnt have stay in a nicer villa. Looking out on to a beautiful lake, so quite and relaxing , which is exactly what i needed after a busy day at the parks.The parks were so close. Thanks to Lynn and Jim for the hire of their beautiful villa, this is the 5th time we have been to orlando and largest group so far, the villa was big enough that we werent under eachothers feet, we had lovely relaxing time at the villa on our days off chilling in the pool and jacuzzi, watching the alligators in the lake. It was in the perfect location near to parks and walmart, we could not have asked for more. I would highly recommend this villa and would definately book again for our next visit.

This was our second visit and we thoroughly enjoyed our stay once again. This is a beautiful home with (7) well appointed bedrooms. Proximity to a virtually private lake and easy access to the big Lake (for walking) makes for a peaceful stay, surrounded by all kinds of wild life. Management was great & responsive- providing a "welcome package" of basic foods and refreshment. We felt at home right away! The huge kitchen is super well equipped. Accessories throughout the home - the games room - the fishing rods - nobody does it quite that way! Thank you so much - we hope to come back soon!

Just want to say what I great time we had in orlando and what a great home and resort to stay at. The house came as advertised.The hot tub was hot,the pool was warm,the house was clean,long distance and wi-fi worked and the bar-b-q was awesome. This is the first house we have rented in 7 years that we did not have any problems. Lyn was great to deal with,always got back to me within a reasonable amount of time. Being our 5 time in Florida we were hoping to have a pretty amazing villa and we were certainly not let down. This beautiful villa had everything that you would ever need, fully equipped for children all ages, beautifully furnished and the perfect location. Not too far from all the attractions. There were 14 in our party and there was more than enough room for everyone. We were all delighted to discover the alligator in the lake behind the villa. Many hours were spent trying to locate the alligator to take pictures back home. Thank you Lyn and Jim for letting us spend out holiday in your beautiful home.

We have just returned from our holiday to Orland and we had a fantastic time it was made very easy when we booked the Lake Berkley Villa, it was only 15 minutes away from Disney and easy reach of restaurants and supper market. Jim and Lynn e-mailed the confirmation as soon as we booked it and the directions to the villa were very good, we did not get lost, which is a bonus for me! On arriving at the villa is was a wow factor it was very big and very clean, and you didn’t need anything as it was all provided and if you travelled with a baby you would not have to take anything with you as it is all there. The Pool was very warm, which was lovely when you come home from a long day at the parks the kids went for a swim and we just sat back and relaxed in the Jacuzzi, it was bliss. What I thought was amazing that there wasn’t any insect in the villa. I travel quite a lot and when visiting hot countries you always get the odd ant. I felt very at home at the Lake Berkley and very safe, my children loved the games room and the pool, and I enjoyed the Jacuzzi and relaxing in a nice air conditions villa. I would like to thank Jim and Lynn for letting us stay at your lovely holiday home, and I will be booking your villa again next time we visit.

We visit America very regularly but this was our first time to Florida, the Villa & it's surroundings made this holiday one of the best. The Grandchildren loved their bedrooms. The swimming pool was fantastic worth the bit extra to have it heated. The games room was used daily . Good time had by all.

Our group, 4 kids under 6 my wife and I. Sister in-law, brother in-law, niece and father in-law. All ten of us rate this place as amazing. I always struggle with the unkowns of booking something with little knowledge, Lyn was truly a sweetheart to deal with. Excellent location with a great position overlooking the lake, where we often saw an alligator,an eagle fishing, many types of birds and fish. Also a great house for families to share together with plenty of space, close to the parks, golf courses and best of all great shopping.

We had a great time, the pool, the recreation room and the backyard view was outstanding. We did not feel pressure to take the team out for other entertainment because everything we need was right there. The location was perfect lots of space the team enjoyed the tennis court and basketball court. I will use the property again.

We have vacationed at this home 2 years in a row. Both times the home has exceeded our expectations. If you are traveling with a large group or family this is the best way to do it. The home has lots of space and everything else that you need. It was so nice to have a large kitchen to cook meals in and a place for everyone to sit. The home is in a great location that is easy to get around in. Wal-Mart is right around the corner which was great. We loved the private pool, and also the pool at the clubhouse. You can't go wrong renting this villa.

We stayed at this AMAZING Villa in May of 2009. It is absolutely breath taking. The house is arranged perfectly for large groups. The decor is incredible, and it will feel like home your whole stay. I was truly sad when my vacation was over and I had to return home. The lake behind it is teeming with fish you can catch, and it is extremely convenient to get to all the Orlando attractions. I have stayed at several other villas in the past, but will ALWAYS stay here from now on.

Our family of 8 stayed at Lyn and Jim's vacation home on our trip to Orlando this past May, 2010. In 2001, we stayed at a different property in Lake Berkley. We can honestly say, this home is the nicest vacation home in Lake Berkley, hands down. The house is very clean and decorated beautifully. There are all the comforts of home with loads of extras. The kids loved swimming in the pool every day and fishing in the pond every night. There was plenty of fishing equipment for our use, too! The kitchen is a masterpiece of it's own. The table in the kitchen seats 12 and our family spent a lot of time at that wonderful table. Lake Berkley is only minutes from Disney World and less than 20 minutes from Universal. There are many good restaurants close by and the Wal-Mart Super Center is just around the corner for groceries and other items you may need for your trip. We look forward to many, many years of staying at Lyn and Jim's villa. Thank you so much for making our trip so enjoyable.

I found a listing for this Villa and decided to book it for us to stay at during our spring golf trip. Upon arriving, I realized it was better than I had imagined. The gated community is quiet and secure and the location is convenient to all major attractions. The Villa is quality throughout and includes a beautiful pool and also a jacuzzi to relax in after a long day. The owner was a pleasure to deal with and I look forward to staying there again in the future.

We stayed at this house in Jan 2010. We shared it with three other families - the house is layed out in a way that each family had it's own space and we were able to hang out together in the kitchen, great room and of course around the pool. It is in a safe, clean and quite neighbourhood - and really only a few minutes from groceries, and Disney parks. The house is well kept - and really made for a great vacation home. We would definately go back and I'd recommend to friends too.

We stayed at Roughtallys on our first visit to Florida in Oct 2009. There were 3 families sharing and we had the most amazing time. Lyn is extremely helpful when contacting for guidance & the property is perfect. We had the most comfortable sleeps after long days out & spent a lot of time at the villa in the evenings. The kids loved the games room & the pool & we felt very relaxed here. The property is well equipped & has every possible amenity without any fuss. If you are looking to go book early s the villa is very popular as we found for next year but we are hoping to go back & stay in 2012 & will be booking roughtally's again.

My family and I have been renting vacation homes in the Orlando area for many years and this was definitely one of the best ones that we've stayed in. The perfect amount of bedrooms for a large family, accomodating adults and kids without being on top of eachother. The home was clean and beautifully decorated. I rented two others homes in Lake Berkley at the same time since we were having a family reunion and on the night of arrival I hosted a dinner/get together at this home and there was more than enough room between the living, dining, family rooms and kitchen. And I would definitely rent this home again just for the kitchen. Its the place people just seem to gather, and to have all that seating available was just fantastic. I dealt with the owner directly and she was wonderful and we got an absolutely incredible price for the 7 nights.
