10 min to Disney, 20 to Universal! PRIVATE pool, hot tub and yard

Had another fantastic stay at this beautiful villa. I came with my wife, son and his fiancée. All the amenities were there as advertised. The villa was spotless throughout. This was our fourth stay at this villa and we have already booked it for next year.

We had a fantastic week in this fabulous villa. Right from the start communication with Kim has been great, any questions answered quickly and nothing seems like too much trouble. The villa is spacious and clean, the beds are super comfortable and it has everything you could need and more. The pool area is lovely and private with plenty of towels and the games room is great fun. All the little extras provided make renting this Villa so easy and give you a real feeling of home. We have stayed in a few villas and this one definitely ticks all the boxes.

I can only agree with every review already on here. The villa is beautiful, clean and has everything you could need. It's in a nice place and management were great, so helpful and friendly. Kim is amazing, nothing was left out, she has everything covered and is always available if needed. We've visited Florida many times and this is the only villa we have ever wanted to return to. We loved it all and hope to return next year.

Just returned from a 2 week stay in this marvellous villa. The location is so close to the parks. Kim owner is a marvellous host she has thought of everything to make your stay enjoyable. Every home comfort is there. We could have gone with just a few clothes everything is provided if needed. The beds are so comfy and it is spotlessly clean with lovely decor. The comunucation is fantastic so you have worries and peace of mind at all times. I definitely would stay again.

We were made to feel very welcome as the villa is homely and has everything you need, such as cooking essentials, towels, hair dryers, iron, complimentary toiletries etc. Kim was always helpful and responded to any questions we had very quickly and kept us all up-to-date on the leadup to and throughout our stay. She even gifted us a welcome package on arrival which was much appreciated! The villa location is great, a 1 min drive to Walmart, and not far from lots of restaurants/ fast food/ mini golf and shops. Also very close to Disney and about 25-30 mins to Universal. The pool area was amazing, as it's south facing, we had the sun all day and the scenery and trees gives lots of privacy and looks very tropical (the hot tub is great for when the sun goes down). We definitely recommend this villa, it ticks all the boxes, homely, great location, great host, very clean and tidy and lots of amenities. We've been to Florida a few times, and this villa is a clear stand out, one of our favourite! Thank you!

The villa shocked us, as we weren't prepared for the sheer size of it. Massive. Kim made checking in a breeze and was a lovely personality. Kids loved the pool, beds were comfortable, slept really well. Overall a brilliant place to stay.

We stayed here in May and loved the villa. It is the best appointed villa we have ever stayed in. The pool was lovely and the separate hot tub was a nice bonus. The beds were huge and so very comfortable we slept like logs. The main lounge area was very comfortable with a massive 75” TV. The kitchen was very clean and very well appointed. Kim the owner was a lovely to deal with nothing was too much trouble. All in all a great place to stay and would definitely stay here again.

House was lovely and well kept - a home from home! We had a few minor issues (nothing important) but Kim was very quick to respond and sorted it all out. The location was very convenient - easy access to the 192 and all the restaurants. There was a Walmart at the bottom on the road and Chick-fil-A is great for snack! We would definitely recommend and would love to go back.

What a great villa this is. Kim has been the perfect host thinking of so many homely touches making our stay so easy and comfortable. Kim was very quick to answer any questions that we had prior to our stay. The location is perfect to get to the parks and the shopping. It really did feel like a home from home. We will definitely be recommending this villa to friends and family and all being well coming back for a return visit.

We had a fantastic stay in Kim's villa, nothing was too much of an issue for Kim and she was very responsive to our queries during our time there. We loved the size of the villa and the amenities included, the pool/hot tub was brilliant and the games room was perfect. It is in a great location, within easy access of all Orlando's attractions, a Walmart Supercenter was just a few minutes drive away which was ideal as well as local fast-food outlets. We would definitely return here.

Just like to thank Kim for an amazing 10 days stay in the villa. The Villa is first class and has got everything you would need from a villa Pool is amazing. The spa is unreal after long walk around The Park. The park are only 10 to 15 minutes away, depending on traffic Walmart five minutes away all in all best villa we have stayed in And this was the seventh visit thank you again Kim and we will definitely book is Villa again

Had another fantastic stay at this beautiful villa. I came with my wife, daughter, son-in-law and granddaughter. My four year old granddaughter loved the pool. All the amenities were there as advertised. The sat nav provided was vey useful as was the stroller and the pool safety fence. As mentioned in previous reviews by myself, it is only 2 minutes drive from Walmart and 25 minutes from Universal Studios. This was our third stay at this villa and we have already sent an enquiry to book it next year.

Stayed here for two weeks in November with my wife, my son and his girlfriend. I have been here before but all the information required about amenities and directions provided were comprehensive. Beautifully furnished and decorated throughout. The villa was spotless. (My wife would have said something if it wasn’t as she is a former cleaning supervisor!) The villa contained everything you could possibly want from a Jacuzzi to a Sat Nav. I even noticed they had many items for babies and toddlers including nappies (diapers). The pool was lovely and warm as it had heating switched on. The beds were huge and very comfortable. TV’s in every bedroom. Walmart superstore is only two minutes drive away. I admitted to causing some minor damage but Denise was very helpful and never charged me for any of it. I have already booked this villa again for Oct 2020. My wife and I can’t wait! In summary I would thoroughly recommend this villa to anyone.

We stayed here in October, our first time abroad as a family and first time abroad ever for my boys. What can I say. It was amazing. The villa felt like home from the minute we stepped through the door. There wasnt anything that Denise hadn't thought of and stayed in contact throughout our 2 week stay, with helpful advise on restaurants to eat at, places to visit and shop. We had a wonderful holiday in Orlando made so much better for staying in this fabulous villa. Denise was helpful from day 1 and wanted to ensure that everything went smoothly from arrival to leaving, and in our case, over and above that. The directions to the villa were easy to follow ensuring that we could enjoy it immediately on arriving. The facilities are spot on. Luxury furniture and so much comfort. The indoor space accommodates everyone more than comfortably. The outdoor space is private and the pool and hot tub are amazing. We have stayed in many villas however Denise goes over and above what others have provided and we will not look anywhere else when we return. Thankyou for allowing us to share your villa. We treated it with respect and enjoyed all of the facilities provided. I can not recommend this villa enough.

Denise is the loveliest lady and wants you to have a stress free stay and tries to provide everything you need. It really is home from home. We spent 2 weeks at Seasons Villa just before Christmas. The owners had left beautiful decorations inside and out which made us feel really festive and welcome. Everything was clean and comfortable - the pool was very warm as was the hot tub. We made good use of the games room. Our only regret is not spending enough time there as some of our party had not visited before and wanted to experience all the parks Walmart is minutes away for all the shopping and Disney and Universal are between 15 and 25 minutes drive. All the information provided by Denise went beyond the essentials and we would have no hesitation in recommending the villa to other travellers

The villa was simply outstanding. Clean and beautifully presented inside. It was spotless. There were 8 of us and at no point did it feel crowded. Once inside you will find pretty much everything you could need is provided and much more. Its central to the 192 with shopping and food outlets on the doorstep. 20 mins in traffic to all disney parks. Perfect . It has its own pool and decking which are lit. We had a slight issue but the matter was dealt with swiftly and with the utmost professionalism. Denise the owner could have not done any more for us and the manager in orlando were a pleasure to work with. Thank you so much Denise for allowing us to rent and share your home. Its such a wonderfull,wonderfull place. The menories forged will last us all forever.

This is a top class holiday home. we have stayed in various villas in florida and this villa is by far the best place we have stayed. it was lovely and private and had lots of extra homely touches, i.e sat nav, computer, pool towels etc which made it feel like home from home. The hot tub was a lovely luxurious touch and was used nearly every day. Great games room with entertainment for all ages. The location of the property was ideally situated for the parks and there's a walmart super center within walking distance. Denise is a lovely lady to deal with, very helpful and quick to responed to queries we had and the management company were also very helpful and quick to sort out a small problem we had. would 100% recommend this property and will be returning.

We have visited Florida for many years now. This home earned the gold medal for all of us. Denise was very easy to work and communicate with. She was very prompt to reply to our concerns. We had occasion to work with her property manager, Jim. He also was quick to respond to our needs. The home was just as the pictures depict. It had everything and more that you would have at home. It was super clean. Our pool was on temperature from the day we arrived. The villa was easy to locate with shopping, activities and restaurants nearby. Many Thanks!

From the onset of my enquiry communication with the owner was top notch, very informative and helpful and responded in good time. Details of everything we needed to know arrived in the post well in advance of our travel date. The villa itself is in excellent condition with lots of homely touches including things like washing powder supplied for laundry. The location of the villa is perfect, near enough to all the attractions and restaurants and two large Walmarts and a Publixs. We had to contact the managing company for a minor thing and they were great also, very friendly and helpful. We will definitely be rebooking this villa. Thank you Denise for all your assistance.

A beautifully presented villa located in Kissimmee. Our 2nd stay here, only 20 minutes from Disney. We love the location as it is so near the parks and has all that you need practically on the doorstep, groceries, restaurants etc. The villa is extremely well maintained, comfortable and well stocked for a self- catering holiday. Although there was only the two of us it always felt homely, tastefully furnished and very comfortable the beds were the best we have ever come across on holiday, lovely pool area and the internal sun canopy gave shade so you could spend more time by the pool relaxing with a book.It was in the nineties while we were there so we appreciated the air conditioning and coolness of the home.worth every one of the 5 stars add to this the professionalism of Denise in her presentation and attention throughout that you felt that you were staying at friends and not a holiday let.Very highly recommended. This villa is just perfect!! I really could not have asked for more!! The whole family enjoyed the stay and there was so much to keep the kids occupied, the games room is just perfect and many a good night was spent in there. The pool was a little cold but it didn't stop us getting in and with the added bonus of the hot tub made for plenty of outdoor fun. The villa had everything you could ask for from picnic accessories, hair dryers and even plug in night lights in the bedrooms for the kids. The villa was spotlessly clean and everything was well maintained. Contact with Denise was perfect and she always responded to emails very quickly. Overall a perfect holiday in a perfect villa...thank you Denise for all your help.

We have stayed at other very nice rentals in the past, but this one tops them all. The house has everything you need, and the owner pays very close attention to the smallest details. The corner lot provides privacy for the pool/patio area. Thank you so much for a wonderful stay!

This is our second stay in this beautiful villa. It has everything you need and more and at the end of your stay you DO NOT want to go home. It is ideally situated for all the attractions, with Walmart really close at hand, you could walk to it. The pool and decking area is great, sun all day and very secluded. Denise and Mat are most helpful with any questions and queries and very informative before you arrive. We would not hesitate in recommending this fabulous villa to anybody and we hope to be back in the near future.

Perfect villa to relax in after a busy 2000 mile road trip. This was our 3rd stay in this villa previously having visited all the theme parks with our grandchildren. Either busy theme park holiday or quiet relaxation this is the perfect villa to do it in. Denise and Matt provide every thing you could possibly need. The villa is kept in pristine condition with lots of little extra touches that make it so special. A prime location for eating places, shopping and visiting attractions.

What a fantastic villa to stay in – it really made our holiday. We’ve rented several different villas before & this is far & away the best ever – spotless inside & out with everything we could want for the adults & children. The pool deck is immaculate, the dolphins on the pool floor look great & the hot tub, privacy of the deck & how it gets the sun ALL day made this a favorite on rest days. Games room was a real focus for us – the pool table got a lot of use & was a place for some lovely social family time when we could prize the kids from the Xboxes. As a base for going out the 10 minute drive to Disney was over in the blink of an eye & the Walmart supercenter 2 mins away made shopping easier than at home. We loved that the villa was fully stocked with every comfort needed for self-catering & also want to say a big thank you to Denise for all the help & information given to us in the run up to the holiday. Just a really great villa in top order with every facility we wanted & quite a few we didn’t know we wanted until we discovered them there :) Will definitely be going back there when we come to book our next Florida holiday – Best villa we’ve ever stayed in & we can’t recommend it enough. My family stayed ten days in the house and loved it. Everything was super clean! Did not see the first bug. The owners have taken extra steps to ensure that your stay is the best experience possible. They go above and beyond to make your stay comfortable and enjoyable. The house contains everything you could need during your stay. It is only a 10 minute drive to the Disney parks but still in a private location. Also, close to stores and restaurants for convenience. The hot tub was a welcome to aching bones after a day of walking. I will definitely stay here again and highly recommend it to anyone who enjoys a clean and welcoming home away from home! Stayed here with my family for two weeks as my son got married while we were here. It contained everything you could want for a perfect holiday. Everything from the hot tub down to the latest Sat Nav device! It was spotlessly clean and very well maintained throughout. We mostly cooked our own food bought from a huge Walmart store that was only two minutes drive away. Loads of great restaurants within 10 minutes drive although we preferred the Outback Steak Restaurant. Universal Studios was only 20 minutes away which we visited several times. I could not find a single fault with this villa and would thoroughly recommend it to anyone. In fact, my son's best man has already booked it to stay with his parents!

I recently rented this villa, and let me tell you now, this home is even more beautiful in person. Denise went above and beyond to make sure that I was comfortable in the home and that I had everything that I needed. She even called and chatted with me for a while because she knew that I was dealing with some personal issues, which led to me needing a solo getaway. Although I was traveling alone, there was so much in the house to keep me entertained. The pool area is absolutely beautiful, and I found myself dining out there for breakfast, lunch, and dinner almost daily! The amenities far exceeded my expectations as the home lacks for absolute nothing! Everything that I went searching for, the home had. I'm a graduate student, and I had a 15 page paper due the week after my trip. Therefore, the home's PC certainly came in handy. I just honestly can't say enough nice things about this home or the owner. I would highly recommend this place to anyone looking to vacation in the Disney/Orlando area. You will have everything that you need for your vacation and then some, and outside of the villa, you will find that you have plenty of shopping venues and great restaurants. Don't pass this place up!!

This villa has amazing reviews and after spending 2 weeks there I can see that they are fully justified. Everything was perfect. Denise made the booking process a breeze and the information she supplied before our holiday really ramped up the excitement. The villa is beautiful. It is spacious, perfectly presented, spotlessly clean and very well equipped. There are numerous shops and restaurants minutes away. The location is great for Disney and Universal and the pool & hot tub are so welcome at the end of a busy day. We paid for the pool to be heated and it was lovely and warm. I would thoroughly recommend this villa. It is perfect for families and when I return to Orlando I would look to re-book this villa before any other. 10/10 Denise. Thank you. This home was awesome! Everything you would expect, and more. The photos do little justice for how this home truly looks! Very spacious for a single-level home. The games room was perfect, especially when it rained and late nights when the kids weren't exactly worn-out from their day. Close to all attractions, grocery markets, and souvenir shops. We will be booking this home again!

This villa was even better than described. It was perfectly situated with restaurants, shops and attractions within a 5 minute drive. Walmart a 10 minute walk away. The property was spotlessly clean and well decorated and maintained. The villa was equipped with everything you could need. Denise was extremely helpful throughout the whole proccess from first enquiry to prompt return of the security deposit. Already looking at holiday dates for next year.

***wow, what can i say. we have had several villa holidays over the years but this was certainly the best of the bunch. Perfect location, fully equipped, immaculately presented and all round perfect. The comfiest bed i have slept in for years!!. Fantastic communication beforehand from Denise and we wanted for nothing. Only 10 minutes to main parks and 15 from the airport. The pool was fantastic, as was the hot tub. We spent many evenings sitting outside, having a BBQ watching the squirrels, racoons and buzzards soaring overhead, and even had an otter strolling past. Would thoroughly recommend this villa to anyone- perfect for families. The games room was an added bonus, and the computer a real help with planning. We will definitely be back at some point - would not consider staying anywhere else now we have been 'spoiled' here. in short - 10/10 - faultless. Just wanted to say as a group of four adults, we have stayed in several villas over the last fifteen years- this has to be one of the best we have been in. The whole process from our first enquiring about the villa with Denise was easy and any questions were promptly answered. On arrival we were very pleased with the whole villa, so clean and well kept. The pool and spa were very welcome after a day at the parks, very pleasant to relax in. Our only disappointment is the fact that we are returning to Orlando twice in the coming year, and much to our dismay the villa is already booked on both occasions!! Thank you again Denise and Matt for allowing us to use your lovely villa.

Thank you for making our trip special. The villa was way above what we expected, extremely clean, very tidy and very luxurious with everything you need and more for your holiday. We have just returned from staying at the villa for 18 days during June and July 2012 and I can honestly say it is the best. Two families with 4 adults, 2 kids and 1 teenager, it never felt too small for us all. The customer service from the owners Denise and Mat is five star. Nothing is too much trouble and the contact before, during and after our stay has been wonderful. The villa was spotless upon our arrival and looks just like on the website. The bedrooms are big, bright, airy and immaculate along with the rest of the house. The pool and hot tub are a great way to relax and socialise after a day at the parks or shopping. The pool room was a hit with the kids when a break from the sun was needed. Everything has been though about down to the smallest detail to make your stay perfect. The sat nav, cool bags, umbrellas (we arrived during storm Debby!) along with many other added extra's all gave the little added extra touch. The 192 area and the villa is perfect for local shopping, restaurants and attractions. The travel to Universal Studios/Disney World was usually no more than 20 minutes. We also done a spot of shopping at the Premium Outlets which took approx. 15 minutes to get it - It was perfect. We had been recommended 'Smokey Bones' diner on the 192 and we can say it was great - we enjoyed the 'Build a Burger' and found it good value for money. The men enjoy a round of Golf at the 'Celebrations Course' They found the course excellent, the club very welcoming and it was great value for money. We took a day trip to 'Gatorland' which was an adventure and well worth the small cost, a bit different from ''roller-costers'' and great value. If you visit Cocoa Beach we would recommend you visit the 'Sandbar', it has specials on food and drink everyday.The PC, printer, Wi-Fi access in the Villa was a real bonus, especially as kids like/need to keep in touch with friends at home via 'Face Book'. I would recommend the Villa to anyone, along with having no hesitation in booking it again myself. We all had a brilliant stay and hope to return again soon. Our family of 7 stayed at Denise and Mat Piears luxury villa in Kissimmee for two weeks in July this year. The villa lived up to all our expectations and more. It was beautifully furnished to a very high standard with everything you could want on a two week vacation and more. The pool area is fantastic. You get the sun all day long and it is very private and not overlooked at all. There were plenty of sunbeds and ample seating. We all ate outside every evening. The electric sun awning is a a very welcome addition to the property providing us with a large shaded area in the heat of the day. The hydrotherapy jacuzzi is fantastic and a great way to relax those aching muscles after a day around the Disney parks. Our 5 teenage children loved the games room. The computer and internet access was also greatly appreciated and proved to be very useful. The villa is located in an excellent position within Kissimmee. The Wallmart supermarket is extremely handy being located so close to the villa and it is such a short drive to all the Disney and Universal parks and the shopping outlets. There is a wide choice of restaurants again, within a short drive of the villa. When planning our family vacation we spent a long time looking at villas on the internet. I am extremely pleased that we chose to go to Denise and Matt's. Denise was extremely organised and helpful and her attention to detail is fantastic. She sent us an excellent guide to the villa and local facilities before we left. I cannot recommend this villa to you highly enough! The Ladley Family

We recently returned from a 23 night stay at this holiday home. The owners description is totally accurate, but on arrival we were stunned by the quality and cleanliness of the villa. The location is ideal, Walmart is literally 2 minutes away, and all the restaurants on 192, 2-5 minutes. We had super communication and information from Denise prior to our departure, and there was everything needed to get around at the villa. We know the area very well, but Denise managed to tell us about places we had never been to.!! We loved the pool and hot tub area, and the games room. Many an evening spent at the Pool table. We are two seniors and there were no problems with access, although I did need to use the stool to get into bed, they were so luxurious, but what a joy to sleep in.Many thanks to Liz who was on hand if needed. We appreciated the security, and the quiet location. This has to be the nicest villa we have ever stayed in, and we would not hesitate to recommend it to anyone looking for a fabulous place to stay in Kissimmee. This we can verify by the fact we have already booked again for next year, and we are staying 4 weeks this time We can recommend the new "Icheban Buffet" on 192 going towards Old Town, superb sushi and chinese food and very inexpensive. We had the pleasure of staying in this villa for 2 weeks and wanted for nothing! This was our 6th time in Orlando and this was the best we've stayed in. Not only were we well provided for, there were so many thoughtful touches throughout the home. I say home because that’s what it felt like. Really enjoyed the huge bath in the master bedroom and I would have liked to bring the hot tub home! The villa is very spacious, plenty of room for a family or two and very well placed for both shopping and entertainment. A huge supermarket practically on the doorstep and loads of places to eat. Shopping malls and the theme parks a short drive away. Denise and Mat couldn't have been more helpful from start to finish and besides staying in a great villa, I’ve made a new friend. I wouldn't hesitate to recommend this villa to anyone looking for a rental in Orlando. Nicky and Andy Thompson. UK.

Wir sind ausgesprochene Florida Reisende!!! Doch das was wir hier erlebt haben ist unbeschreiblich. Soviel FREUNDLICHKEIT und ich nenne es jetzt mal Hingabe mit der wir von Denise betreut worden sind ist wirklich UNGLAUBLICH. Das möchte ich an dieser Stelle unbedingt erwähnen. Von der ersten Kontakt aufnahme bis hin zur Abreise war sie ständig für uns erreichbar. An dieser Stelle VIELEN DANK specifically to denise. Nun zum Haus. Die Bilder sind völlig ausreichend um den Zustand und die Authentizität des Hauses wieder zuspiegeln. Es ist alles tadelos sauber und mit soviel Liebe eingerichtet. Man merkt es an Kleinigkeiten die im Haus vorzufinden sind wie zum Beispiel die Walki Talki ´s die man mit nehmen kann( sind auch aufgeladen !!) das Tom Tom..... und noch viele andere Kleinigkeiten. Auch zu empfehlen ist die vor Ort Betreung. Wir hatten ein paar Probleme mit der Alarmanlage und waren gezwungen mehrmals das Büro zu kontaktieren ( auch Sonntags). Das Problem wurde kurz geschildert und wir konnten das Haus verlassen mit der Gewissheit, dass es nach der Rückkehr am Abend erledigt war. Auch hier vielen Dank. Das beste jedoch war der Whirlpool das Highlight am Abend. Also dieses Haus kann ohne Bedenkten gemietet werden!!!!! Man wird überrascht sein, dass es sowas heute noch gibt. Denise many thanks for the wonderful time in your house!!!!!!!!!! Having just returned from our stay in this beautiful villa, only last week, I feel impelled to add a review to this site. The standard of the villa is second to none and by far the nicest villa we have ever stayed in throughout all of our trips to Florida. The villa is furnished to the highest standard, there is nothing that hasn't been thought of and provided to make your stay as comfortable and stress-free as possible. It was just like being at home! The owners Denise and Mat are the most helpful owners I have ever had the pleasure of dealing with. The beds in the villa are huge and so so comfortable. I personally fell in love with all of the soft furnishings in the villa and even went and purchased the same quilt from the master bed to bring home to England, after Denise kindly informed me where it was from. It is a lovely reminder of our wonderful holiday! The villa is also catered very well for children, including a booster seat, pushchair, high chair and excellent wooden cot. The addition of the SATNAV was great and goes above and beyond what any other owners have provided in the past. The pool area is beautiful and spotless, meaning we had many an evening sat around the pool relaxing until the sun went down. The games room is a great addition too, with a pool table, table football and games to keep everyone happy. What more can I say.....only this villa was perfect for us as a family and we would definitely like to book again on our next visit to Florida. Thank you Denise and Mat x

We have just returned from our holiday and we were lucky enough to stay at this beautiful villa. The pictures just don't do it justice! It was immaculate and had everything you could wish for. Everything within the villa is of superb quality and finished to a very high standard. The bedrooms were immaculate and the bed was so comfortable! The pool area and spa was fantastic and ideal to relax in after a long day at the parks! Our friends were staying nearby and came to visit our villa. They have been going to Florida for 7 years now and said that your villa was the nicest villa they had ever seen. They liked it so much that they are considering booking it if they go to Florida again! We wouldn't hesitate to book this villa next time we go to Florida and would like to thank Denise & Mat for their help on the build up to our holiday.

We stayed at this fantastic Villa for a week 1-8 May 2011 with 2 of our friends. It was absolutely fabulous. The villa is in perfect order with all the little touches you need as a home away from home. Denise and Mat had thought of everything and we will definitely be back. Denise called the day after we arived just to make sure all was well - its that kind of thought and care that we really appreciated. The rooms are immaculate and very large - there are so many TVs that we could all watch what we wanted! The games room proved great fun too! The pool and hot tub were fantastic chilling area after our trips to the nearby parks. The surrounding area has shops and restaurants and there is even a Huge Wallmark just at the end of the main road! Perfection :o)

My wife and I stayed at the villa for two weeks as part of an extended honeymoon after getting married in the Bahamas. What a great choice we made! The owners Denise and Mat could not have been more helpful. We were given a full colour pack which provided all the information you could possibly need. The villa itself contained folders with information on attractions, restaurants, shops, taxis and much more besides. Incredibly useful for first time visitors and even though I'd been to Orlando before I still found this to be extremely helpful. The villa itself is of the highest caliber. There are two living areas, both furnished impeccably. All rooms have their own lcd tv's and the games room is fantastic for passing an hour or two thrashing your best friend at eight ball. You have a hot tub and an immaculate pool in the private terrace area. It's spacious and can easily accommodate two parties. One of our best friends came to stay with us for one of the weeks and there were never any issues with privacy if required. Facilities wise it cannot be faulted. Fully equipped kitchen, sat nav (we named it Hank) even things like water fans to take to the theme parks. I could go on and on with the list but for me it's these types of additions which elevate this villa beyond the usual rental properties. If I could sum it up I would say it actually feels like you are at home whilst you are there. So if you want to be in the heart of the action with easy access to the theme parks or if you want a few days sipping on an ice cold brewski with friends in the terrace area you cannot do any better than here. The comments in the on site guest book were all extremely complimentary too, no arguments from me. Absolutely superb.

Denise & Mat made our stay more enjoyable than we could have ever imagined. From the time, we expressed interest in renting the property, the owners made us feel like members of their family. They offered us tips on where to dine and what to see and do while we there. The house was immaculate and beautifully decorated. We even found little special touches like games to play with the kids, coolers to use when we went on our excursions and yummy treats. We booked this house for our family and friend vacation. We made great use of the hot tub, pool and pool table. The kids loved the rainbow light effects on the pool and we adults appreciated the use of the hot tub after long days of walking the amusement parks. There really isn't enough I can say about this property. Shopping is very close and there is even a Medieval Times restaurant and dining experience about a mile away from the property. Having said that, the development itself is very quiet and tucked away from the hustle and bustle of the shops. Everything we could have ever wanted was there and we couldn't have asked for more kind and caring owners. They did everything possible to make sure our stay was enjoyable and we can't recommend this house or the owners enough. Thank you Denise and Mat for making our stay so pleasurable. We will never stay in a hotel again if this property is available. :-)

From the time we walked in the house we wanted for nothing. The house had every thing we wanted and more, if we happened to forgotten something all we had to do is look around and it was there, form baby to big kid the villa had it all. We had mother and mother-in-law so we needed some space and we sure had it here the layout was great we sure needed two sitting rooms. The pool and hot tub were well used and we didn't have to lug our own beach towels they were on hand. We had a walmart down the street and restaurants and other attractions just minutes away. This property was clean and well kept its everything it was said to be, we will recommend the property to friends and will surly come back again, we had a wonderful time.

This is a lovely property with every creature comfort you can imagine - it seems that everything has been thought of. The boys really enjoyed the games room and the pool and the hot tub was a little haven of peace after the excursions of the day. The access to all the local attractions is excellent, nothing more than a 20min ride away but the location itself is very peaceful and tranquil. Lots of info in the house re local amenities incl shopping malls, restaurants and activities. 10 out of 10!

My friend and I stayed in this villa in September 2010 and having visited Florida and stayed in many villas over the years I can say without a doubt this is the best. It was spotless and decorated to a very high standard. Location is perfect it is close to all the theme parks especially Aquatica and Sea World and all well know restaurant chains are less than 10 mins away (visited Logan’s Roadhouse for the first time and loved it). I have been in Seasons before so specifically looked for a villa there as I think the location is ideal. Didn't think I would use a hot tub in 90-degree heat but after walking all day it was a joy to relax in the tub and I can still lift my arm over my head without pain since blasting my upper shoulder muscles in the jets, only acupuncture has had the same result in the past and I know what therapy I prefer. Not having to bring a cooler or hairdryer etc was a bonus. Denise was a joy to deal with and couldn't have been more helpful. Thanks for making our holiday special!

We would like to say thanks to Mat and Denise for a truly lovely stay at this beautiful villa. The extra special thoughts and touches were very welcome. Beautiful villa in peaceful surroundings, yet only 20 mins from parks, with old town Kissimmee, shops and restaurants just round the corner. Spacious rooms, excellent games room to keep the kids amused while the grown ups chilled out by the pool and enjoyed the fabulous hot tub (pool was always lovely and warm too unlike some of the villas we`d been to) Decorated and maintained to a high standard by owners Denise and Mat, who were more than helpful when booking and suggesting sights off the beaten track. This was our fifth trip to Florida and we can honestly say this is the best villa yet and would highly recommend it.

We stayed at this Fantastic Villa in April 2010. It was newly furnished to a very high standard. The facilities were amazing. The place is just beautiful with luxury beds & bedding. The awning was a blessing from the sun, the spa was awesome & the pool the cleanest we have ever used. This is the best villa I have stayed in. We will definitely return.
