4 Bedroom Luxury Villa on the Windwood Bay in Davenport

The Living Room is at the front of the villa and gives views out over the front garden. There are 3, 2 and 1 seater sofas and a large glass topped table. The room has a nice relaxing feel about it and would be an ideal location to come sit down and relax with a good book.

There is also a round glass table with formal seating for 4.

We also provide an office desk, chair and lamp with USB and power sockets.

The second living area is the Family Room which benefits from a large corner sofa with 8 seats. There is also a also a seprate futon. The room includes a 55 inch 4K Roku smart TV with all the major stream apps installed. Your own subscriptions will be needed to use some of these. Further viewing options are provided with a DVD player and a selection of films.

There is a telephone from which all calls throughout the US are free (ideal for ordering takeout or attraction tickets) and all other calls can be paid for as taken. Phone cards can be purchased at gas stations in Champions Gate which is just a short drive away.

There is also a coffee table. The large patio doors open on to the pool deck (alarmed by default).

The fully fitted kitchen comes complete with every convenience including a cooker, microwave, fridge/freezer, dishwasher, toaster, kettle and Keurig coffee machine.

There is also a good selection of cutlery and crockery (including plastic dishes and glasses for when dining by the pool area). The only thing you need to provide is the food! There are a couple of shelves free in pantry and cupboards free for your storage.

There is stool seating for five at the large breakfast counter.

Should you wish to do any laundry, we have a high capacity washing machine, tumble drier, iron and ironing board located in the laundry room which can be found just off the kitchen area. This room also gives internal access to the double garage where the games room is located. There are drying racks (plus coat hangers if you have clothes you would prefer not to tumble dry. 

The villa has two dining areas. The first is located at the front of the villa in the first Living Room. It has a round glass topped table and four chairs. The second dining area is located at the rear of the property and has a large modern table and eight chairs. There are also patio doors which floods the whole area with light as well as giving access out on to the pool deck.

Both areas are ideal for those special dining occasions as well as the more casual ones.

The villa contains four large bedrooms allowing up to 8 adults to sleep comfortably. Two of the bedrooms are Master suites and two are Twin rooms.

Master bedroom 1 has a huge walk in closet/wardrobe.

Master bedroom 2 has a large walk in closet/wardrobe. There is a chest of drawers where any extra travel cot bedding can be found if needed during your stay.

Twin rooms: One can have bedding in either Star Wars, Little Mermaid or plain themes depending on your party choice. Other twin room is Olaf/Frozen themed.

All four rooms can be found upstairs and each has its own flat screen television. Master bedrooms 32 inch screens.  All bedroom TVs have Roku TVs which provide access to streaming services (e.g. Netflix) of your choice.

Bedding is provided and the beds are made with clean linen before you arrive. Towels are also provided. Bedrooms have ceiling fans plus the villa has air-conditioning throughout, so will remain at a constant cool temperature that will make you feel comfortable even if the temperatures are on the up and up outside, and will also help towards giving you a good nights sleep.

Master bedroom 1 has a luxurious en-suite bathroom complete with a Roman tub/bath, walk-in shower and his 'n' hers basins and a large vanity mirror. There is also huge walk in closet/wardrobe.

Master bedroom 2 has a good sized en-suite bathroom complete with a bath / shower unit and walk in closet.

Bedrooms 3 and 4 share the third bathroom which comes complete with a bath / shower unit.

There is a half bathroom (4th toilet) which serves the downstairs living area with direct access from the pool and patio area.

To add to your enjoyment we have converted our two car garage into a fun Games Room. The room features a pool table, foosball table, air hockey table, sofas and TV with DVD player.   The games room is converted garage and has internal access from inside the villa.

The villa has its own luxurious private swimming pool and jacuzzi spa. Furnishings include chairs, a table and sun loungers, allowing you to lie back, relax and soak up the Florida sunshine while enjoying an alfresco lunch and drinks in the evening as the sun sets.

The pool area backs onto conservation land giving a much greater sense of privacy. Wildlife pops past the pool for your enjoyment 

The raised Spa is a great way to relax and is able to accommodate up to four people at a time. Not a bad way to discuss tomorrow's adventures! If you find the Pool or Spa is a little cool for your liking, it can be fully heated at an additional charge (recommended from October to March).

The pool deck is fully screened which helps to keep the pool clean and the wildlife out, and it does not affect your tan in any way. The pool is serviced weekly so you can be sure it is clean and safe to swim in, and there are a selection of pool toys for the children to play with.

Other features of the pool deck include direct access to a pool side bathroom, and pool door alarms and a pool safety fence for peace of mind should young children be staying at the villa.Please do consider leaving fence in place if there are children staying. For your safety and comfort unbreakable glasses and tableware are provided for use around the pool deck area.

The villa is strictly no smoking and no domestic pets are allowed.

The villa is located at Windwood Bay, which is a quiet upmarket development with wide palm tree lined roads surrounded by conservation land and wetlands.

It is situated just off Ronald Regan Parkway (CR54), just 2 miles from the Interstate 4/Champions Gate and within 10 minutes of the US192 and the US27. It offers an ideal base with the gates of Walt Disney World being under 12 minutes drive away, as well as shopping facilities and restaurants only minutes down the road.

Other theme parks can easily be accessed from 1-4. SeaWorld approx 20 mins drive. Universal 25 minutes, Busch Gardens 1 hour. Also LegoLand approx 35 minutes and Kennedy Space centre just over an hour.

There are 3 International airports in less than 1.5 hours Orlando (MCO) Sanford (SNB) and Tampa (TPA)

Even though we have converted the garage into a games room, the villa still has a wide driveway which can easily accommodate two large vehicles side by side.

The villa has 300Mbps+ high-speed wireless unlimited internet access, although you will need to provide your own laptop/tablet.  We also provide an office desk with chair and suitable outlets in case you would like to use your laptop comfortably.

Our villa contains a travel cot, highchair 2 strollers, cot sheets blankets, toilet trainer seat and baby monitor (own 9v battery required)  which are available for you to use at no additional cost.

Additional baby equipment can be hired from our management cost for a small fee.
