Overview
The villa has been renovated incl new furniture, appliances etc with newly relined heated pool and spa. The HUGE south facing pool has special lighting effects. It is fully air conditioned, overlooking a private lake in a gated and guarded community.
The villa features 7 bdr, EACH with their own Bathroom. All bedrooms have a smart TV with extended packages incl many sport channels.
The master King bedrooms downstairs and upstairs have walk in wardrobes. The five other bedrooms are: 1 King, 1 Queen and 2 twin rooms and one with twin over full bunk bed.
Our home has completely private pool deck, free fast Wi-Fi connection, Sonos sound system, gas BBQ, fishing rods, Play Station 4, Blu Ray, badminton & tennis rackets, also a cot, strollers, high chair, baby phones, children gate etc. for children.

Located in Kissimmee the Lake Berkley Resort is only 20 miles (30 minutes) from Orlando International Airport (MCO). If you are flying in to Tampa International Airport (TPA) this is 80 miles (90 minutes) via Interstate 4. The last airport would be Sandford International Airport (SFB) which is 50 miles (60 minutes) drive. As you can see the Lake Berkley Resort is close to everything so an ideal for your next Orlando vacation.

Rental rates additional information
All rates and additional charges are subject to sale tax and tourist tax of 13,5%.
End of stay cleaning charge UKP 200.
Optional Pool heating @ UKP25 per day - we recommend pool heating between October and April.
To secure the booking we ask for a deposit of UKP 400.
The damage deposit is UKP 275, which will be refunded if the villa is left in good order.
All rates are in UKP payable via bank transfer. Rates are subject to change without notice.
Before a booking can be accepted a member of the party must complete and sign a booking form and pay the deposit to secure the booking. The full amount is due for payment 45 days prior to arrival.
Cancellation policy
In the unfortunate case that you will need to cancel, there is no charge if cancellation is received 30 days prior to arrival, if you cancel 15-30 days before arrival, cancellation charge is 50%, if cancellation received less than 15 days before arrival, cancellation charge is 100%.

Excellent villa, perfect base for Theme parks.
The villa was ideal to meet the needs of our group. We had 12 people ranging from 18 months to 60+ years. The fact that each room had its own ensuite bathroom was perfect cant imagi e 12 people sharing toilets. The owners very thoughtfully included a room with a crib for families with infants. They also had car seats, strollers and a baby monitor. We were relieved to have a bedroom in the groundfloor for our older family member. All bases were covered; games room, laundry room, pool deck, bbq, fully equipped kitchen. The only things we had to provide were food and toilet paper everything else was covered! The location is brilliant, very close to all major parks and just along the road from a huge walmart. Lake berkley being gated also felt very safe which was much appreciated. Cannot fault this villa or the hosts and would absolutely return and recommend.

Perfect Florida Getaway!
We loved this property. It was well maintained and close to the Disney parks. The kids in the group loved the themed rooms. Everyone enjoyed the big and well maintained pool. Communication with both the host and property manager was easy. Neighborhood was very safe. We would definitely stay here again!

Superb Property
The property is excellent in all respects. It is beautifully located in a safe gated area, with lovely views overlooking the length of the lake. The accommodation is perfect for a family, or larger group (we were a party of 8). Good sized ensuite bedrooms & large living dining areas. Well equipped kitchen. Then of course you need to mention the fun games room & large pool! In all, a superb property & a great base from which to explore central Florida & the Disney / Universal parks.

Family vaca
Love this gated community, this was our 2nd time here. The house was 7 bedrooms which fit our family perfectly. The house was beautiful and well furnished. The pool was amazing with a small pool next to large pool which worked great as a kiddie pool. We will be back.

Lovely spacious house
Family met up for Thanksgiving from CT, LA & FL. Ages ranged from 9 months to 56 years old. Originally, I was concerned about the toddlers and the pool but the owner has an awesome alarm that sounds if the patio door to the pool opens which can only be shut off by an adult. Definitely, more than enough room for the 16 of us. The owner provided pots, pans and dishes that was more the adequate. Both the owner and mangement team were responsive to any request. We spent alot of time in the gaming room and extra fridge and grill were great additions. All in all - great home in a great location.

We do have a pool fence as well, that can be set up on request without charge. We don't put these up as a standard since there is also a security on the doors as you mentioned. We found that most of our guests prefer the uninterrupted view over the lake and the wildlife at the island. Look forward to see you back some time in the future !

This is our second stay at this property.
There area is nice a quiet but is close to all the attraction and shops.
We found the property to be very well maintained and clean on both visits & the owners and management company very easy to deal with.

Thoroughly enjoyed staying at the property Slight issue with the bins being full and attracting flies but this was quickly dealt with and didn’t impact on our stay

Best location in Lake Berkley Resort
The house is very well equipped and the pool is excellent. The quiet location in the corner overlooks the lake and island with many bird species making endless viewing. Easy drive to Disney and all attractions.

Fabulous property
I had set my heart on this property in 2019 when I first booked and we finally travelled in April 2023. It didn't disappoint. I had cancelled and re-booked several times and each time a refund was promptly given with no questions asked. The hosts provided excellent advance information and were very prompt in answering my many questions both before and during our stay. When I had a query about the pool, the management team came out the next day. The location is excellent, an easy ride to Disney following the host's recommended route, and also from the airport. The position on the lake is perfect, a serene setting - we saw bald eagles, turtles, and a family of otters. My boys enjoyed fishing and the pool table, as well as the pool. The villa was extremely well equipped, there wasn't a single thing missing from the kitchen that we needed. Would highly recommend it and hope to visit again.

Lovely Villa
My family experienced a wonderful holiday at this villa. The pool area was the high point with everyone enjoying the oversized pool and using the BBQ for our evening meals. The villa was fully equipped with everything you would require. We did have issues with baby alarm, stair gates and a stroller but apart from the stair gate they were quickly resolved by Paul who was very attentive with any of our issues. Overall my experience from the start of my communication with Willem until we turned the key to leave was fantastic and I would have no hesitation in recommending this villa. A particular highlight for us was overlooking the lake and enjoying watching the wildlife. I only hope that one day I can return with my family.

Canadians EH Vacation 2023
We really enjoyed staying at this home, it had so much space for our large group of 15 people and a bonus to have each our own bathroom. The pool was so nice and the area was perfect. Nice park for the kids also right outside the back door and the view of the pond/wild life was so nice to sit and watch. We've stayed at many properties in the Kissimmee/Orlando area over the past 15 years and this was by far one of our favorites. Thank you for a great experience for our 2023 post Covid family vacation. Will definitely recommend and look into renting again. From your fellow Canadian friends.

Excellent stay for Disney and Universal trip
We have never used this website before so we're quite nervous upon arrival but Willem was very responsive from the first day we booked up to the holiday, excellent communication which really put our nerves at ease. Then as we arrived at the house it was clear that the neighborhood was well maintained and quiet. The house itself was amazing and looks exactly like the images on here and the lake looks stunning while sitting out at the pool. The kids loved the pool and the rooms especially the games room. People on site that we spoke to were friendly and the equipment in the house was excellent (Kitchen,Laundry, TVs etc). Walmart around the corner and the parks were around 25/35mins away depending on traffic so excellent location for that. We would definitely stay again and recommend to anyone.

Wonderful holiday
We have stayed at Lake Berkley before and this was by far our favourite villa. Family of 9 ranging from 18 months to 70 and we all had a wonderful time. Great house for family visit
We stayed for thanksgiving week 2022 with 8 family members. Everyone had their own bedroom with attached private bathroom. There we’re comfortable living areas and a game room with pool table. The house was spacious, clean, very comfortable and well-stocked. The pool was large and a highlight of our visit. We paid for the heat in the pool - well worth it! We were about 30 minutes to the parks and stores were within 5 minutes of the house. Would come again!

Beautiful Villa
The villa was every bit as good as the description online if not better. It was clean, well furnished and had everything you need to make your vacation a memorable one. Everyone loved the swimming pool, particularly the grandchildren who were in it every morning and evening.
Location was excellent and was easy to find with the information previously provided, with easy access to the Disney Parks a short distance away, as well as local shops and restaurants.
The villa surround, bordering the lake was beautiful, including the resident baby alligator.
All in all I would thoroughly recommend this Villa.

Great stay for our large family!
We had a group of 13 family members with ages ranging from 3-67 years old. The house had plenty of space for all of us and the pool area was a great place to hang out! The kids loved the game room and seeing wildlife out behind the property! The neighborhood was nice and we felt very safe. There was a pool fence installed and an alarm system on the door to the pool area, so we were never worried about the kids going out on their own. We had no trouble with check in or coming back through the gates after park days. It was a short drive to Disney property! It never took more than 25-30 minutes with traffic! All in all, we loved our stay and would definitely rent with Willem and Viktoria in the future!

Stayed from 22.09.22 to 10.10.22 Excellent villa everything we wanted for a relaxing holiday. Rooms excellent with lots of room and space to move about. felt like home which is the best compliment i can give. We had no issues during our stay apart from some thing called Ian which tried to ruin the holiday but sorry it never. Any issues we had after the hurricane were sorted out very quickly by the management team. Pool and deck first class so glad we got pool heated fully recommend for September time.Would definitely stay again as location is excellent for all parks and everything Orlando has to offer. only down side is i wish i got a week free to stay longer lol.

Davies Family Holiday
After having to wait 2 years for our holiday ,it was a relief to finally arrive at the villa (Viktoria Formby Court Lake Berkley). 100% accurate description of property well detailed, everything we read and each picture is 100% accurate. So much extras that you do not see in pics, tons of awesome extras around the house. Great vacation

Great location
We all really enjoyed our stay. Everything was exactly as described when booking. Great location on the lake with only one neighbor. We loved walking right outside the pool area to the bike path that goes around the lake. Even had fishing poles there to use to go and catch some bass at the lake. If we plan another Orlando trip in the future we will definitely look into booking this house again.

Wonderful stay!
I spent a lot of time looking for the right property to rent in Florida… and I'm so glad I made the right choice! Beautiful home, amazing time!
I had concerns booking a home online for the first time, but with this property what you see is what you get! The home was beautiful and the lake area is very nice. We did see a lot if interesting animals out there in the lake, (possibly an alligator?), and the little lizards all over the place, but we did not have a care in the world because the beautiful pool is fully enclosed! The kitchen had enough tools to allow us to make great meals while AND we barbecued poolside! The price is right and every room has a bathroom...you can't beat it.

Best experience ever
This has been by far the far the best vacations me and my family have ever had! We came to Florida to take the kids ( and grown ups) to 3 different Disney parks, the location of this house was perfect ! Only 20 min away which made it very easy for us. Walmart and Many other stores are 3 min away. Everything in the house/ kitchen/ bathrooms was perfect, enough room for everyone. The View of the lake from the pool in breathtaking. A wonderful home from home
A truly beautiful, spacious home. We couldn’t have been more pleased with this lovely property. It was spotlessly clean throughout, well equipped and excellently maintained. The pool area was so nice and the pool was heated to a perfect temperature. The breathtaking view across the lake made it just perfect. It is excellently situated, close to the theme parks, restaurants and shopping. We were provided with all the information we needed and given clear and easy instructions on how to get there. The gate security staff were very helpful and polite. The highlight of our stay was the peace, tranquility and wildlife around the beautiful lake. We didn’t want to leave after our 14 night stay and would 100% choose this villa again.

Great Family Home
We had a wonderful time in Villa Viktoria. We had alot of kids with us and everyone found something to do from the youngest playing outside in the splash pool to the oldest sitting in the game room playing ps4. The house had everyhing you need and worked great for us. We hope to come back next year and would recommend this home to large families with kids.

Absolutely Incredible!!
This home is amazing! We were a party of 12 (three families) and there wasn’t a single complaint from anyone! It is beautiful, incredibly spacious, well stocked, clean and bright, and the backyard pool and view of the lake are absolutely amazing.
On top of providing everything we needed, and then some (ie. fishing gear!) the homeowners are very easy to reach, as is their on site manager. We contacted him on two occasions and he answered immediately and took care of our requests promptly.
As soon as our plane left the ground in Orlando, our 5 year old started to cry and said “I’m gonna miss the Florida house”. He adored his Star Wars bedroom, the pool and the game room!
We have stayed in Kissimmee on several occasions, and will definitely return, but our next trip won’t require a house search! This will be our top choice. It can’t be beat!

The view over the lake combined with the huge pool was exactly why we decided to buy this villa late last year. Later this year, Star Wars will open in Disney. Maybe a good reason to return to show your son. We look forward to see you soon again!
