Overview
The villa has been renovated incl new furniture, appliances etc with relined heated pool and spa. The HUGE south facing pool has special lighting effects. It is fully air conditioned, overlooking a private lake in a gated and guarded community.
Our home has completely private pool deck, free fast Wi-Fi connection, Sonos sound system, gas BBQ, fishing rods, Play Station 4, Blu Ray, badminton & tennis rackets, also a cot, strollers, high chair, baby phones, children gate etc. for children.

Restaurants & Shops near Lake Berkley Resort
Lake Berkley is also very close to lots of restaurants and fast food outlets mostly located on HWY 192 as well as a Walmart and ALDI super markets. You also have lots of gas stations, pharmacy's and retail shops. A couple of miles down HWY192 is a Sam's Club and Target SuperCenter.
If your looking to do some shopping the nearest outlet mall is the Lake Buena Vista Factory Stores which are about 5 miles away. Other nearby attractions include Kissimme Old Town which has lots of old school theme park rides and stores and is 5 miles away. You also have two golf clubs very close by which are Falcon's Fire Golf Club and Celebration Golf Club.
Lake Berkley Resort nearby Airports
Located in Kissimmee the Lake Berkley Resort is only 20 miles (30 minutes) from Orlando International Airport (MCO). If you are flying in to Tampa International Airport (TPA) this is 80 miles (90 minutes) via Interstate 4. The last airport would be Sandford International Airport (SFB) which is 50 miles (60 minutes) drive. As you can see the Lake Berkley Resort is close to everything so an ideal for your next Orlando vacation.

Rental rates additional information
WE OFFER A DISCOUNT FOR BOOKINGS WHICH ARE 14 DAYS MINIMUM. PLEASE CONTACT US FOR MORE DETAILS.
All rates and additional charges are subject to sale tax and tourist tax of 13,5%.
End of stay cleaning charge UKP 200.
Optional Pool heating @ UKP25 per day - we recommend pool heating between October and April.
To secure the booking we ask for a deposit of UKP 400.
The damage deposit is UKP 275, which will be refunded if the villa is left in good order.
All rates are in UKP payable via bank transfer. Rates are subject to change without notice.
Before a booking can be accepted a member of the party must complete and sign a booking form and pay the deposit to secure the booking. The full amount is due for payment 45 days prior to arrival.
Cancellation policy
In the unfortunate case that you will need to cancel, there is no charge if cancellation is received 30 days prior to arrival, if you cancel 15-30 days before arrival, cancellation charge is 50%, if cancellation received less than 15 days before arrival, cancellation charge is 100%.

Great Property
We really enjoyed our stay in this lakeside house! The area is very quiet with minimal noise from nearby neighbors. The park parking area next to the house was nice space to for additional parking as the driveway will only accommodate one vehicle. The pool was well maintained. We had a minor issue with the downstairs cooling unit, but maintenance corrected the issue that day which was much appreciated. Overall a great property for our family vacation. Thank you!

Warm Pool
Pool area was great with nice view. We paid for pool heat and it did stay nice and warm. Overall house was nice. About half complained of their beds not being comfortable. Would stay here again especially if mattresses were replaced so there was no concern about that.

Perfect House
We required a spacious house that was situated in easy reach of Disney and Universal and could accommodate all the ten of us allowing the four grandchildren to have a room and on suite of their own, heated pool, easy parking for two People Carriers (one on the drive and one in the car park next to the house), gated community, this house ticked all the boxes. It was a perfect house for us and had all the facilities required to make a perfect holiday home, extras like fishing rods for use in the lake at the rear of the house was an added bonus. Sitting by the pool the view across the lake makes the location perfect for those relaxing, peaceful chill out times. All aspects from booking the accommodation, arrival instructions to dealing with any issues were handled efficiently by the host and their management team. I would defiantly recommend this property.

Excellent 7 bed villa overlooking beautiful lake
This villa was a privilege to stay in (6 adults & 4 children 8 and under) very clean & comfortable with all amenities provided in a good size kitchen area.
Nice sized warm swimming pool + a couple of spa type areas.
Additionally short drives to Walmart + all the other shopping malls and close to the theme parks. In a gated community which provides safe 24 hour security.
All bedrooms are comfortable and have tv’s with several on suite.
Great views overlooking a large lake with a very short walk to a kiddies play area with slides etc.
Fishing is allowed in lake and rods are supplied on a catch and release scheme.
The owners and their support teams are extremely helpful, friendly and efficient and would be hard to better anywhere else.
Within 5 minutes is the Medieval Times dinner show which is great fun + numerous places to eat or get takeaways.
This villa is excellent and everything you need is there including a games room with Pool table, Table soccer and yet another tv.

Amazing Stay
Amazing Stay – Perfect for a Disney Vacation!We had an incredible stay at this beautiful home in Kissimmee while visiting Disney World. The house was spacious and beautifully decorated, with plenty of rooms for our whole family to spread out and relax. The swimming pool was a huge hit with everyone, and we especially loved the backyard view. The nearby walking path was such a bonus!There was a very minor issue during our stay, but the property manager, Paul, was fantastic—responsive, helpful, and quick to resolve it without any distraction from our vacation.The location was perfect for getting to the parks easily, but it also felt like a relaxing retreat at the end of each day. We highly recommend this home and would definitely stay here again!

Warmth & Relaxation
Our families and friends had a great stay. There was a lot to do at this property. Morning coffee by the pool was amazing! The kids loved fishing off the shore in front of the home. The host and management were great to deal with and very responsive. This place accommodated our 3 families comfortably. The only negative is that this home could use a deep cleaning. Overall, we had a nice stay. Thank you for hosting!
